A Thoughtful Expansion: Cosgray Commons Takes Shape in Dublin, Ohio

Dublin continues to evolve with intention, and the latest concept for Cosgray Commons reflects a more refined, community-focused approach to growth.

Designed by NBBJ, the updated plan introduces a stronger emphasis on open space, enhanced walkability, and a more deliberate street network. The proposed mixed-use development sits just southeast of the Route 161 and Cosgray Road roundabout, neighboring Ohio University Heritage College of Osteopathic Medicine and the Integrated Education Center—positioning it within one of Dublin’s emerging innovation corridors.

Spanning approximately 44.6 acres, Cosgray Commons is envisioned as a dynamic blend of residential, hospitality, and commercial uses. Plans include apartments, townhomes, and hotel accommodations alongside office space, retail, a grocery component, and both structured and surface parking. At full buildout, the development is expected to total nearly 2 million square feet, with a mix of single-use and integrated buildings designed to create a cohesive, walkable environment.

What distinguishes the most recent iteration is its intentional shift toward green space. In response to earlier feedback from the Dublin Planning and Zoning Commission, the plan now prioritizes a more expansive and interconnected open space framework. A previously proposed nature center has been replaced with thoughtfully designed stormwater basins, increasing the land dedicated to environmental management while enhancing the overall landscape.

Beyond that, the plan introduces a network of smaller, curated outdoor spaces—pocket parks, plazas, greens, and landscaped corridors—designed to create a more layered and livable experience. A 50-foot no-build buffer along the Indian Run South Fork tributary further reinforces the city’s commitment to preserving natural elements within new development.

To support this vision, the street layout has been refined with additional blocks, all designed to remain pedestrian-friendly and under 500 feet in length. The result is a more connected, neighborhood-oriented design.

The development is currently moving through the rezoning process as a Planned Unit Development (PUD), with the concept plan phase now complete following its most recent presentation in April. First introduced in 2024, Cosgray Commons continues to progress as one of Dublin’s most closely watched projects.

Separately, VanTrust Real Estate is advancing its own nearby mixed-use proposal at Emerald Parkway and Woerner Temple Road. Recent revisions reflect a more scaled-back approach, including a reduction to 228 apartment units and fewer four-story residential buildings.

Together, these projects signal a continued shift toward thoughtfully designed, mixed-use environments—where lifestyle, accessibility, and long-term value remain at the forefront of Dublin’s growth.
