What Replaces Bed Bath & Beyond on Lane Avenue Is Built for Weekly Visits

What do you put in a former home goods store at The Shops on Lane Avenue once the home goods store is gone?

The Bed Bath & Beyond at 1675 W. Lane Ave. closed in 2023 after the retailer's bankruptcy. Since then the space has had temporary uses, including a Spirit Halloween. The permanent answer is now on the landlord's map, and no single big tenant is taking the space. WhatNow Columbus reported in August that the space is being divided among several new tenants. Most of them are a restaurant, a studio or an appointment business. Each of those depends on the same customers coming back often.

One box, four suites

Kimco Realty owns The Shops on Lane Avenue. Its current site plan splits the redevelopment footprint into four numbered suites:

Suite Tenant Size What it is
1 Piccolo Buco 7,629 sq ft Rome-inspired restaurant
1A J.Crew Factory 5,487 sq ft Apparel
1B Barry's 3,838 sq ft Fitness studio
1C Pause 3,242 sq ft Wellness studio

Together the four suites come to about 20,200 square feet. Apparel takes roughly a quarter of that. The restaurant and the two studios take the other three-quarters.

The largest piece belongs to Piccolo Buco. WhatNow reported in July that Cooper's Hawk co-owns the Italy-based chain. NBC4 reported that Cooper's Hawk founder Tim McEnery and Rome restaurant owner Luca Issa worked together to bring the concept to the U.S., and that Kimco's real estate director expects the restaurant to open sometime in 2027. In Kimco's tenant listing, the restaurant's address is 1717 W. Lane Ave.

Pause is a franchise-operated wellness studio, and WhatNow reported on Oct. 17 that Sarah Boyle is among its owners. It has not announced an opening date. The center's own directory lists Pause as "Coming Soon."

The fitness suite needs a closer look. In its August story, WhatNow named Solidcore as the fitness tenant in the old Bed Bath & Beyond space. Kimco's current plan shows Barry's in Suite 1B and no Solidcore suite. Solidcore's studio directory lists Cleveland as its only Ohio location. Barry's studio directory has no Ohio section yet. Neither brand has posted a Lane Avenue opening date. Treat the fitness suite as assigned on paper but not announced to the public.

The rest of the center is moving the same way

The redevelopment suites are part of a wider change at the center. CAVA plans a 2,914-square-foot restaurant at 1603 W. Lane Ave. In April, CAVA told NBC4 that the Upper Arlington restaurant would open "sometime this year." With two months left in 2026, the center's listing still says "Coming Soon."

GoGLOW, a spray tan salon, is the one newcomer the center marks "Now Open." It's at 1727 W. Lane Ave. in a 1,157-square-foot suite, and you book online through GoGLOW's Upper Arlington page.

Anthropologie is the largest single new store. Columbus Underground reported a store of about 9,000 square feet at 1705 W. Lane Ave. that will include Anthropologie Weddings, with signage reading "Opening Spring 2027." The bridal shop is part of the pattern too. Wedding planning brings people back for fittings and pickups, so a single store becomes several visits over a few months.

Several tenants already on Kimco's map work the same way. VIO Med Spa has 2,005 square feet, Banfield Pet Hospital has 2,640, and Mutts & Co has 3,827. They sit alongside Warby Parker, LOFT, Chico's and Fabtique. Exams, grooming and treatments all run on appointments, and the center's new leases add more of that kind of business.

Lane Avenue's newest openings follow the same model

You can see the same pattern a few doors west on Lane Avenue, where the newest openings serve daily or weekly customers.

Fox in the Snow opened its Upper Arlington café at 1510 W. Lane Ave. at 8 a.m. on July 11. The Columbus Dispatch announced the date ten days earlier.

Milky Way Matcha Bar opened its second location at 1600 W. Lane Ave. in June. Its first is at Bridge Park in Dublin. In mid-October, founder Jason Lam launched AstroLab Matcha in the same Suite 160 space. AstroLab is a specialty concept that shares the room with Milky Way for now and is expected to move to its own location later.

AstroLab works differently from the usual counter order. According to The Lantern, you choose among matcha cultivars, which are varieties of the tea plant whose flavor depends on where and when they were grown. Staff help match a cultivar to what you like, whether that's sweeter, richer or more floral. House-made flavors include persimmon and yaki imo, a Japanese sweet potato. Lam told The Lantern why he picked this stretch of road: "I wanted to also bring matcha closer to OSU."

Lam is creative director of Fukuryu Brands, the Columbus group behind Milky Way and Fukuryu Ramen. The first Milky Way opened in July 2024, and Lam told The Lantern it was started "on a whim." Two years later, one of its counters has grown a second, more specialized brand.

What's open now and what's still months away

Here is where things stand on Lane Avenue as of late October 2026:

  • Open now: Fox in the Snow at 1510 W. Lane, Milky Way Matcha and AstroLab Matcha at 1600 W. Lane, and GoGLOW at 1727 W. Lane.
  • Expected by year's end: CAVA at 1603 W. Lane, if it keeps the 2026 target it gave NBC4 in April.
  • Expected in 2027: Piccolo Buco at some point in the year, and Anthropologie in the spring.
  • Assigned space, no public date: Pause, Barry's and J.Crew Factory in Suites 1 through 1C.
  • Unresolved: Solidcore, announced in August but missing from both Kimco's current plan and Solidcore's own studio list.

The largest remaining question is a different suite. Kimco's site plan lists Suite 2, at 16,223 square feet, as available. That's about four-fifths the size of the four Bed Bath & Beyond suites put together, and nearly twice the size of the Anthropologie store. Whoever leases it will do more to shape the center's next chapter than any tenant named so far. The leasing pattern of the past year points toward another split rather than one large store, but no announcement has been made.

Until the new tenants arrive

The Shops on Lane Avenue's events page has no posted events, so the city's December gathering is elsewhere. Upper Arlington's Winter Festival is at Mallway Park on Friday, December 4, 2026, from 6:00 to 8:30 p.m. Until then, the corridor's two cafés are already open.

For homeowners near Lane Avenue, the tenant mix you can walk or drive to is part of what your address means day to day. At Cece Miller Real Estate Group, we follow the corridor lease by lease.
